How can I make sure that the homeowners payments are current before I put a tenant buyer in the home?

ANSWER:
Ask them. If they blow it, it’s their problem. Especially on an assignment. Keep in mind that this puts the tenant/buyer in a bad position as well, but the key is that the Cooperative Purchase paperwork is set up that your assignment fee is the seller’s liability if that’s who you assigned to. This was another reason I like to assign to the seller. It puts them at risk if they can’t perform!
