Craigslist Ads for real estate deals
QUESTION:
I seen these ads posted on craigslist today. I froze up. What should I do next?

Tired of playing landlord; thus I am willing to sell what I’ve got relatively cheap and offer my own financing, to keep banks out of this. I’ve got a 3br/2bath house in a popular subdivision in Watkinsville, a 3/2 older brick ranch with hardwood floors thruout, and more 2 1/2 miles from downtown/UGA, a 1930s spacious house in Oglethorpe County (about 16 miles from Uga) and possibly another. ANSWER:
I would call them, but it looks like an investor’s ad. I wouldn’t expect too much flexibility though.
If you want to get crushing it, go do some JVs with other investors. It’s a lot easier to get started with little to no resistance.
But again, it can’t hurt to call the guy but just remember it’s going to be uncomfortable because there’s no room to ask any questions. All the questions are already answered and if you don’t have $12K to put down they’ll sandbag you. HOWEVER, you could always option it and ask for $15K down and pocket $3K under the right terms.
Again, get some JV’s going!

Thanks. I felt that it wasn’t much room for flexibility when I seen the ad because all terms were laid out. I will make the call and use it as practice and see what happens if he is an investor I will see if we can JV together on some deals as you suggested.

You’re welcome.
Just keep in mind that the beginning is critical to your ego. You MUST make sure that can work your way through the beginning as an “insight” phase and not a failure phase. Most people hit the real world and then give up when things don’t go their way. If you do JV’s, you’re tweaking your environment to work in your favor. Then, once you get a few deals under you belt your ego (emotional side) will have no choice but to KNOW it can be done and follow your intellect’s lead.
The rest will be history led by success!
