Disadvantages of having the seller show the house
QUESTION:
What are the disadvantages of the homeowner (I’m willing to give the homeowner a piece of the profit) showing the house to my prospective T/B’s?
I was going to take this route until I find an agent. I am working on a presentation packet explaining how the LOA strategy works and how it can benefit them. I can spend more time locking up homes and marketing for tenant buyers if I can have someone else show the home.
ANSWER:
It really depends on the homeowner. I’ve had several issues having the homeowner show the house. However, I’ve also had some work out. I would always do my best to have someone outside of the deal show the property.

STORY:
One time we had a property under contract and this lady’s son was the one showing the house. We put up our “Rent to Own” sign in the front yard and the phone rang off the hook. The son, was well spoken and showed the house to everyone. However, even the most motivated prospects who told us they loved the house, would NEVER call back after seeing it. At first, we thought there was something wrong with the house, but the pictures proved otherwise. Then, one day after losing about 20 prospects, I asked the son what he did for a living. He said, I do video production out of the basement.
I took a deep breath and asked; what kind of videos do you guys do. Porn.
Nice…that would have been helpful before I tried moving the property….
