How many assignment/wholesaling deals can you do in a month?

QUESTION:
Is 5 lease option assignment deals a month hard work or time consuming?
I really want to do 15 to 20 a month, but I still want to be able to have time to enjoy myself.. I plan on donating some of my money to the Boys and Girls Clubs of America.
ANSWER:
You could easily do 5 or 10 as long as you have a team built to take calls and bring leads. The 5 questions and JV system can accomplish that. I did 5 in 9 days, which was my record. But, all leads came from other investors and they took most of the calls from buyers, including showed the properties. I went to closed and did all the paperwork on behalf of my company. Then, we split the profits as partners, usually 50/50.
The key is to get one under your belt first. You’ll have a really good idea of the process so you can do more. And don’t forget, this is the people business and not only are things always different from deal to deal, but lot’s can go wrong when it comes to people and their emotions. Not saying that to scare you, just to allow you to be aware of the possible challenges so you can deal with them as they come up.
Again, the quicker you get one under your belt the better you’ll be able to see your path to the big picture.
